The first step is to send a Company Representative to your property to enable us to offer you an accurate assessment on the rental value of your house/flat & take pictures for advertising the property.
The next step is to advertise the property. Besides advertising on our own website, we also advertise through Rightmove, On the Market, Citylets and various smaller sites. We also advertise through our window & garden signs.
The most important aspect to leasing a flat is to find a good tenant who will respect your property as his or her own. Therefore, it goes without saying that each perspective tenant will be thoroughly vetted. A credit check will be carried out aswell as references being taken from employers, their banks and also their previous landlords where possible.
When a suitable tenant is found we will compile a full inventory and subsequently prepare the lease. Meter readings will also be taken on date of entry.
We will also ensure that the gas, electricity & council tax bills are changed into the new tenant’s names on entry to the property.
The rent is normally paid on a monthly basis; we will then pay the money directly into your bank account.
Problems do sometimes arise; however, you can feel rest assured that we have a wide variety of tradesmen to sort out any problems. We will simply give you a call with a quotation for the job, if you prefer, you are free to use your own tradesmen.

- We lodge the 1 month’s deposit from the tenants with MY DEPOSITS SCOTLAND to ensure that they will look after your property.
- We will arrange for properties to be checked at your request, we must give the tenants at least 48hrs notice.
- We would advise that you take out 3 star 24hr cover with your supplier to cover plumbing, electrics & heating problems that may occur within the rental period
- We will instruct the Utility companies each time a client moves in and out of a property, as it is the tenant who will be responsible to pay the utilities and not yourself
6 New Legislation now means that your property will have to have 2 hard wire smoke detectors , Hardwire Heat sensor & COdetector.
7 The Landlord should have adequate building insurance and contents where required.
8 Permission for the property to be used for letting should be obtained from the mortgage lender, where appropriate.
9 The Landlord must obtain a Gas safety, EPC certificate, Legionella certificate and an EICR( Electrical installation Conditioning Report)
10 The Landlord will need to register with the Landlord Registration if required.
OPTION 1 – FULL MANAGEMENT FEES
Administration fee: 50% + VAT of the 1st month’s rent
Management fee: 10% + VAT(Minimum fee is £50 + VAT)
Advertising fee: £60 + VAT(sent at the start with your details)
The Full Management service will run to at least to end of each lease agreement.
There is no charge for a new lease contract with the same tenants, we do charge a £100 + VAT admin fee for a completely new tenancy on a property that we already have on our database.
OPTION 2 – FINDERS FEE : 75% of 1st month’s rent + VAT
(Find tenant, carry out credit checks, collect references, provide relevant contracts, move in new tenants, change utilities inc council tax, then hand over to the owner to manage)
We can also arrange for the necessary gas safety, electrical checks & EPC’s to be completed if you so require.
