The
first step is to send a Company Representative to your property
to enable us to offer you an accurate assessment on the
rental value of your house/flat and to take pictures for
advertising the property.
The
next step is to advertise the property. Besides advertising
on our own files we also advertise in the National Press
and through various internet sites such as Rightmove, Citylets
and S1 Homes.
The
most important aspect to leasing a flat is to find a good
tenant who will respect your property as his or her own.
Therefore, it goes without saying that each prospective
tenant will be thoroughly vetted. A full credit check will
be carried out as well as references being taken from employers,
their banks and also their previous landlords where possible.
When
a suitable tenant is found we will compile a full inventory
and subsequently prepare the lease (The lease can be of
any length that yourself and the tenant agree on). Meter
readings will be taken on the date of entry.
We
will also ensure that the gas, electricity & council
tax bills are changed into the new tenants names on entry
to the property.
The
rent is normally paid on a monthly basis, we can either
send you a cheque or alternatively pay the money directly
into your bank account. Whichever you prefer.
Issues
do sometimes arise, however, you can feel rest assured that
we have a wide variety of tradesmen to sort out any problems.
We will simply give you a call with a quotation for the
job, or, if you prefer, you are free to use your own tradesmen. |
